尊敬的厂领导你好

我物业公司进入居乐苑小区已有二年了，我公司与大多数业主的的关系已处理得很融洽，我们在这里的服务也得到很多业主的认可。现因为一些维修问题得不到及时的解决，使很多业主对我公司产生了不好的印象。我们很想为业主排忧解难，我们很想一发现问题就为业主及时的解决，可当我公司操作起来的时候，就会遇到很大的阻力，这种阻力体现在以下几点。

一、 维修不及时

我公司在2014年12月份向安防公司报修监控画面模糊，回放录像时不清晰，还有业主家的可视电话无图像或者无声音。从2014年12月份至今，我公司从未间断的向安防公司报修，然而每次都是徒劳无功。安防公司总是以种种借口拖延，使问题至今都没有解决。

因我公司多次联系安防公司来维修，安防公司不来，我们就想到了再换一家安防公司来维修，尽早处理以上问题。当我公司把这一情况向厂说明后，被厂管理处给拒绝了，而且还说，不要物业动，？

二、 我公司没有主动权

按照正常程序，物业公司一进小区，厂里应该将所有设施设备的合同、图纸、使用说明书及尾款移交给物业公司。物业公司根据合同中的服务内容及责任条款来督促项目提

供方（注：按合同，工程方为乙方，下文简称乙方）执行。然而，我物业公司进后什么也没有移交，对乙方没有约束力，问题也随着出现了。

我公司这里做事可以说用举步维艰来形容。找乙方来处理问题，乙方不理采；找厂里从中协调，厂里不支持；有问题要维修的业主不管你什么情况，天天追着我们维修，还拿物业费相要挟。

因问题得不到及时的解决，业主就认为我们只收钱不办事，我们业主被冤枉；我们辛勤劳动的汗水被业主当雨水抺掉，我们的委屈无处申诉，物业费收不上来，我公司的利益及员工利益得不到保障。

三、 关于设施设备的维修保养和维保费用问题

由于现在设施设备的保维期已过，后期的维修与保养费用怎么处理。按房产局的规定，物业进小区进行管理后，开发商按房屋总造价的2%-3%维修费用划拔给物业公司管理（维 修基金的用途及管理见附件一）。空装武汉汽修厂作为居乐苑小区的开发商，未按此比例将维修基金划拔给武汉鑫合源物业服务有限公司，那么，该物业公司对以后的设施设备维修保养提出两点建议：1、空装武汉汽修厂近快按以上比例将维修费划拔给物业公司管理。2、所有设施设备的维修保养费用由空装武汉汽修厂支出。

四、 关于徐汉兵家里淹水问题

2014年10月22日零晨20分左右，有业主反映2栋2

单元电梯停运。物业人员立即前去查看，从一楼查到7楼时，发现1-1-703徐汉兵家的进户门向外冒水，物业工作人员当即关闭徐汉兵家的水表总阀。发现水流进了电梯，物业工作人员对电梯做了应急处理。之后，与电梯公司维修人员进行了联系。在早上7点，电梯维修人员来到小区，对该电梯的线路、主板、配件进行了检测，发现主板、门机等设备损坏。电梯公司对损坏的物件进行了报价，共计

徐汉兵的一套家具放在家里也被淹了，也要求陪偿损失。关于徐汉兵淹水，对电梯造成的损坏，及他家的损失这个问题该如何解决。

以上问题，希望厂领导尽快解决。

第五篇：演讲致辞

“金九银十”的时间已经过去了，中国房屋市场的春天没有在房地产开发商的期盼着到来。今年的九月和十月对房地产公司来说，无疑是灰色的，是艰难的。无论是房屋的开发，还是房屋的销售，都已经失去了往年的顺利。

于是，有传言“房地产商只剩下裤衩了”，“某某房产公司资金链断了”，等等一系列的“好消息”似乎中国的亿万人踮起脚尖看到了“房子变成白菜价那一天的到来”，的确是个好消息！

但是我却看到的是一个个很怪异的现象。

一、 这一次的房屋降价是从比较出名的房产开发公司开

始的。据此，我得出第一个结论：房产开发公司越大，越脆弱，适应市场的能力越差。

二、 一线城市的房子价格在大幅度下降，同时，许多二线

城市的房屋价格保持稳定，并且许多城市的房子不但没有下降，反而直线飙升！据此，我又得出第二个结论：大城市的人都没钱了，中小城市的居民却相当富有，有钱人都住在二三线城市。

三、 房子降价了，狂降价的大地产开发公司健在，而许多

中小型开发公司却在这次的洗盘中灭亡！房地产资料集中力！得出第三个结论：我迷惑了！

四、 房子降价了，国民收入也没见得上涨，反而导致了许

多人的失业。不敢得出第四个结论了！

总结：现在是房屋交易的淡季，却是一个难得的机会，是房产市场最混乱的季节，也应该是一个出现房产英雄的季节，诞生房产精英的季节！
